James Roy & Associates is a Virtual Real Estate Brokerage dedicated to providing a platform where mobile agents can learn, grow, excel and provide better for themselves and their families.

Over the last decade or so, agents have truly adapted and flourished at being more mobile which has created more production and larger commission checks at closing. Floor time, sales meetings and requiring to have a desk at the office have shifted into digital marketing, video conferences and working from your home, car and coffee shops.

Our goal is to provide a platform where any agent, at any stage of their career, will experience massive benefits to help expand their business from partnering with us, especially at the closing table. Here are the nuts and bolts of what we offer and how we operate… or skip the nonsense and let’s get started!

New Agents

If you’re brand new to real estate, the unfortunate reality is that most well-known brokerages feel the need to charge an absurd amount for the initial training required. To conduct business with them, new agents typically see between a 30% to 50% fee at closing, then around a 6% franchise fee against your portion, then on top of that a monthly desk and/or technology fee. Furthermore, they will tell you when and where you’ll need to be for the in-class training instead of being able to do the training around your schedule. Sound like a little much? Some might say so.

Even though our brokerage is built for mobile agents, we understand the amount of time and effort required to help a new agent get started fast but also at the convenience of their own pace which is why we created our Agent Business Accelerator Program (ABAP).

ABAP is a series of training modules designed to take you from a brand new agent to a producing agent with a pipeline full of deals, in the shortest amount of time possible. On top of the training, you will have weekly video conferences scheduled with the broker for the first 4 weeks (or more if additional meetings are needed).

ABAP consists of the “New Agent Blueprint”, the “6-Figure Blueprint”, and the “Brokerage Blueprint”. Each blueprint is on-demand and specifically designed to help quickly move you through the challenges and tasks of starting your real estate career to bringing more clients to the closing table.

We’re extremely proud of our virtual brokerage model that allows agents to keep more money at closing, enjoy on-demand training’s when they want to, and give them the freedom to be in the field as much as possible doing what they do best… selling homes. The fee schedule for a New Agent is as follows:

  • $100 per month ($1 to join and the monthly fee will start on the following 1st of the month)
  • 10% fee due at Closing for your first 3 transactions (after those, you’ll move to our Experienced Agent plan)
  • $0 due for any tenant placement services
  • E&O Insurance Included

Experienced Agents

If you’ve closed 3 or more deals, throughout your entire career, this plan has been created specifically for you. Also, our experienced agents still receive access to our Agent Business Accelerator Program as mentioned for the New Agents above. We’ve found that even experienced agents tend find useful information throughout these training’s that can be applied to help grow their business. The fee schedule for Experienced Agents is as follows:

  • $100 per month ($1 to join and the monthly fee will start on the following 1st of the month)
  • $0 due at Closing 
  • $0 due for any tenant placement services
  • E&O Insurance Included

Property Management

We want to give our agents every opportunity to grow a sustainable real estate business which is why we allow them to bring over, or build a portfolio of property management clients if they wish. The brokerage handles all of the finances on the back-end, including collecting rent, paying owner disbursements, paying out agent commissions, paying vendors, sending 1099’s to owners, etc. The fee schedule for Property Management is as follows:

  • 20% fee on Property Management Commissions
  • $0 due for any tenant placement services
  • E&O Insurance Indcluded

Support & Training

Enjoy piece-of-mind knowing that you’ll have full broker support during the business hours of 9am – 6pm, M-F, via phone, email or video conference. On top of broker access, we’ll post weekly training’s right here on our blog. There you’ll find a wide range of topics related to growing your real estate business. Also, from time-to-time, James may call for a brokerage “State of the Union” webinar/video conference.

Recruiting Incentive

If you refer us a new agent, we will send you a one-time $150 bonus check after the agent completes their 3rd full month with us.
